Our security line is always open for any concerns or emergencies, and we have a group of tenants assigned to help monitor the property. We also maintain close ties with local law enforcement, encouraging regular visits to reinforce a safe living environment.
Tenant Disputes
While tenant disputes are rare, we understand they can occur. When they do, we facilitate roommate mediations that include all parties, fostering open communication to resolve any issues. Our goal is to create a harmonious living environment, and we have seen positive outcomes from these mediations. If necessary, we are also prepared to explore relocation options to ensure everyone feels comfortable and secure in their home.

Policy 180
At St. George & Associates, our priority is creating a safe and respectful community for all tenants. If any tenant is found to be assaulting others or causing damage to property, we will take necessary disciplinary actions, which may include eviction. While eviction is a serious step we prefer to avoid, we believe it’s essential to maintain the integrity of our community. We hold all our tenants, including students, accountable for their actions and expect everyone to foster a positive living environment.
Judicial Process
We are proud to offer Santa Barbara’s first student judicial process for housing issues. If a tenant is found in violation of their lease, we will schedule a hearing to discuss the violation and explore options for resolution. During this meeting, tenants have the opportunity to share their side of the story, fostering a collaborative atmosphere aimed at understanding and improvement. Our goal is to ensure that all parties leave with a clear understanding of the situation. Most tenants appreciate the chance to learn from their mistakes; approximately 80% of judicial hearings are resolved in a single session, while 15% may take two sessions. Only about 5% result in disciplinary action, reflecting our commitment to support and educate our tenants.
